4-Point Inspection
An inspection evaluating four key systems – roof, plumbing, electrical, and HVAC – to confirm the home’s condition and insurability.

Actual Cash Value (ACV)
The current value of property after depreciation is deducted. It reflects what an item is worth today, not what it would cost to replace new.

Additional Interest / Mortgage Clause
Lists your lender or mortgage company on your policy so they receive proof of insurance and notifications about renewals or cancellations.

All Other Perils (AOP) Deductible
The deductible that applies to non-wind, non-hurricane losses such as fire or burst pipes.

Coverage A – Dwelling
Insurance for the physical structure of your house.

Coverage B – Other Structures
Covers detached structures like garages, fences, or sheds.

Coverage C – Personal Property
Protects your belongings such as furniture, electronics, and clothing.

Coverage D – Loss of Use
Pays for living expenses if your home becomes uninhabitable after a covered loss.

Coverage E – Liability
Protects you if you’re legally responsible for someone’s injury or property damage.

Coverage F – Medical Payments
Pays small medical expenses for guests injured on your property, regardless of fault.

E&S Carrier (Excess & Surplus)
A non-admitted insurer covering higher-risk homes not accepted by standard carriers; not backed by the state guaranty fund.

Flood Insurance
Separate coverage protecting against rising water, storm surge, or overflow not covered by standard homeowners insurance.

Force-Placed Insurance
Insurance purchased by a lender when the homeowner doesn’t maintain coverage; it protects the lender, not the homeowner.

Hurricane Deductible
A deductible (usually 2–5 % of the dwelling limit) applying to named storms only.

Wind Mitigation Inspection
An inspection assessing how well a home can withstand storms, often qualifying for discounts.

Wind/Hail Deductible
A separate deductible that applies to wind or hail damage not caused by hurricanes.
